RENTAL AGREEMENT
THIS AGREEMENT,
made by and between CROSSROADS MANAGEMENT, LLC d/b/a CROSSROADS HALL located at 1426 Nevin Dr, Knoxville, Marion County, Iowa,

IT IS AGREED as follows:
1. Lease and Premises: Lessor leases to Lessee the CROSSROADS HALL located at 1426 Nevin Dr, Knoxville, Marion County,
Iowa on;

2. Rent: Lessee agrees to pay $650.00 for entirety of the event, 2
weeks prior to the event.
3. Deposit: There is an additional $500.00 refundable damage deposit due immediately to reserve the date of your event
or at the time of making the reservation (if less than 90 days prior to the event). Lessee shall be responsible
for all damages to the premises, ordinary wear and tear excepted. Within 20 days after the event, Lessor
shall refund the deposit less damages and other expenses incurred by Crossroads Hall due to Lessee’s use.
4. Insurance: Lessee will provide a Certificate of Insurance with a minimum value
of $500,000.00 to the Lessor two weeks prior to the reserved date, with the inclusion of having Host Liquor Liability for
providing an open bar, and or DRAM insurance for having a cash bar. This insurance will also protect the
Lessor and Lessee against claims for injuries and damages resulting from personal injury, including wrongful death, and property
damage, which may arise from events occurring pursuant to this Agreement, whether by Lessee, or any person employed by, retained
by, or operating through the Lessee.
5. Possession:
Lessee accepts premises “as is”. Lessor and Lessee shall work out arrangements for obtaining
possession or the key to the facility.
6 Use:
Lessee shall use the premises only for legal purposes and shall inform Lessor prior to signing this agreement the purposes
for which Lessee intends to use the leased space. Lessor reserves the right to not lease the premises or
to terminate the lease period at any time.
There
shall be ABSOLUTELY NO SMOKING, OR ILLEGAL DRUG USE allowed
by Lessee in or around the premises.
7. Care and Maintenance: Lessee shall be responsible for leaving premises in at least as good or better condition than when
possession was received by Lessee. Lessor shall be responsible for cleaning the premises directly after
the activity. Lessee shall be responsible for reading and abiding to the Crossroads Hall Policies, which
are included with this agreement.
8. Rental Policies are an integral part of this Rental Agreement and Lessee acknowledges receipt of a copy of said Rental Policies and
agrees to be bound by them.
